Services and Process

We send you a briefing document to complete in as much or little detail as you’d like. We come to site and measure up the existing home and photograph the existing conditions.
We prepare detailed concept design drawings (plans, sections, elevations + photorealistic render), precedent images of the look and feel of the project and provide an initial indication of probable costs of works and timeframes.
We make changes to the concept design based on your feedback and test any other ideas we discuss together.
We prepare details development application style drawings, co-ordinate all appropriate consultants and lodge the application via the planning portal for council or certifier approval.

Stage one

We prepare drawings for construction – highly technical drawings which are coordinated with consultants’ information. ‘The devil is in the detail’ and this is where the finer details of an architectural project are articulated.
We select all finishes and present the internal layouts of all joinery and bathrooms to you. This is the fun bit. We complete highly technical drawings of the interior joinery and bathroom layouts for construction.
We prepare a tender package to send to our most trusted builders to prepare a detailed tender breakdown of costs, construction program, margin etc.
We prepare Construction Certificate drawings and a package of consultants based on the conditions of consent to a private certifier to commence construction.

We administer the Australian Institute of Architects ABIC suite of building contracts. The contract is between the builder and client and we administrate the contract for both parties. We prepare the building contract and provide on site administration of this contract during construction.
